First-Time Homebuyer

Pre-Purchase Education & Counseling

The Fulton Community Development Agency’s First-Time Homebuyer Education and Counseling program will provide you with the foundation needed to support you in attaining, maintaining, and sustaining homeownership.

1. Register for the Home Buying Workshop

Our 8-hour Homebuyer Workshop teaches the key aspects of purchasing a home including:

  • Are You Ready
  • Money Management & Budgeting
  • Understanding Credit
  • Obtaining a Mortgage
  • Shopping for a Home
  • Protecting Your Investment

Classes are offered in the evening on Tuesdays and Thursdays, in four, 2-hour sessions. Many lenders and state homebuyer assistance programs require first-time homeowners to take an education course. The course teaches you how to save for a down payment, shop for lenders, and maintain your home. Even if you are not obligated to complete the course, this class provides you with a better understanding of what is involved in finding, financing, and owning a home. Upon completion of the course, you will receive a Certificate of Completion that meets HUD's requirement of an 8-hour HUD certificate. Your Certificate of Completion is good for one year and is valid in all United States territories.

COST: $100/person or couple
2. Complete the Intake Packet

The Intake Packet gives us the information we need to help you with your housing goals. When we receive your completed packet, we will contact you to discuss your next step.

3. Schedule One-on-One Counseling

Once you have completed Steps 1 & 2, we will contact you to schedule an appointment. During your one-on-one counseling session, a HUD-certified housing counselor will help you create a personalized action plan to reach your housing goal, determine grant eligibility, discuss affordability and answer your specific home buying questions. The Housing Counselor will go over your credit, savings, spending, and income to aid in your success, and prepare you for approval for grants or mortgages.
